Response to the Letter Regarding Class C Licensed STAs

As a dedicated property manager in our beloved Bruce Peninsula community, I wanted to address the recent concerns raised about Class C licensed Short-Term Accommodations (STAs) in the Bruce Peninsula Press. I understand some residents’ worries, and I think it’s important to provide a balanced view and highlight the many benefits these STAs bring to our community. 

A manifesto for handling the concerns raised on C-class properties: 

1. Fires During Fire Ban: As any responsible property manager should do, we ensure that all our properties strictly adhere to fire regulations. Guests are informed that fires during a fire ban are not allowed, and we’ve had no reported incidents to the contrary. Neighbours should be encouraged to contact the local responsible designate/property manager of the property in question should there be any issue. 

2. Fireworks Without a Permit: We make it very clear to our guests that fireworks are only permitted with the proper permits. Our zero-tolerance policy means that any violation leads to immediate action, including terminating rental agreements if necessary. You would be surprised how quickly behaviour changes when a guest is advised there reservation may be cancelled if they violate this ask. 

3. Noise Complaints: We understand that noise can be a concern. To manage this, we’ve installed noise monitoring devices and established quiet hours starting at 10 PM on designated C-Class properties. Guests receive guidelines on maintaining a peaceful environment and can contact us anytime if there’s a problem. Cameras are also installed on C-class properties to ensure the peace is kept onsite and in our community. 

4. Garbage Handling: Proper waste disposal on C-Class properties should be top priority with any property management company. We provide detailed instructions to guests on handling garbage, and our cleaning staff regularly ensures that everything is disposed of correctly. Excess garbage is removed and taken to the landfill to avoid spillover or additional stress on our landfill team. On one C-class property we have also installed a Miller Waste bin to address excessive garbage. 

5. Trespassing: We strictly enforce property boundaries. Guests are informed about respecting neighbors’ privacy, and our team regularly monitors the properties to address any trespassing issues immediately.

Community Benefits of STAs and Class C Licenses:

Class C licensed STAs play a crucial role in our local economy. They attract tourists who spend money at our local businesses, restaurants, and attractions, supporting jobs and boosting our community’s economic health. Many guests become repeat visitors, forming lasting bonds with our beautiful area. Unfortunately, it is the 3% of guests that give the other 97% of guests a bad name. 

Additionally, vacation rentals provide homeowners with much-needed income, helping to cover expenses, especially with the recent rise in interest rates and overall carrying costs. This supplemental income allows owners to maintain and improve their properties, contributing to the overall upkeep and beauty of our community.

Importance of Local, Responsible Management:

Having a local, responsible property management firm is essential for the effective handling of Class C properties. A professional management team ensures compliance with all regulations, promptly addresses any issues, and maintains open communication with both guests and neighbours. This local presence helps to foster a harmonious relationship between STAs and permanent residents.

In conclusion, while it’s important to address residents’ concerns, it’s equally important to recognize the efforts of responsible property management companies to ensure compliance with regulations and maintain community harmony. Instead of eliminating Class C licenses, a collaborative approach to finding balanced solutions that benefit everyone is the way forward.
